Expect to invest in whatever marketing channel you're using for 6 months minimum2) The north east is VERY competitive when it comes to wholesaling, in the two markets you've chosen, marketing in Philly will be a bit more expensive than south Jersey3) Consider the cash conversion cycle for each form of marketing, don't expect a dollar for dollar return on every form of marketing some forms of marketing will require a bigger spend than others4) More expensive marketing isnt better marketing this goes for marketing channels, types of marketing (IE mailers) etc5) Low cost options (driving for dollars/door knocking) are inexpensive but very hard to scale or do consistently6) Direct mail works, but make sure you don't miss calls from potential sellers, also expect calls from angry people who don't want to be a part of your campaign(happens all the time)Marketing for your own deals will usually yield the best returns as many wholesalers keep the best deals for themselves and wholesale the deals that aren't always worth buying.

NH has a required 40-hour pre-licensing course (now offered via Zoom since COVID), so if you become an agent in CA first and want to jump right into it when you move to NH I would definitely try to knock that out beforehand!

Here's some ideas, word-of-mouth (powerful, costs nothing), social media (mostly free, spend a few dollars on a logo/branding), door-knocking (free, careful where you do this), cold-calling (little-no cost, we scrub against the DNC, respect the law), hand-written notes (cost of paper and ink, place them on doors), direct mail marketing can be very expensive, but we very strategically send letters to certain property owners, which costs us postage and printing supplies.

The DSCR thresholds can knock your LTV down as well.  5+ opens loan options for 5/10yr Treasury backed notes, 5/10yr SWAPs backed notes with balloons, vanilla 30yr fixed, ARMs, Interest Only, etc... there are a variety of loan options out there.Then you have unicorns lenders... those that will do no DSCR requirements if your property meets the right conditions.
