It is a checklist item, not something to strategize around.

You have to pay for the membership, but they have really good, detailed tenancy agreement and other landlord forms pertinent to BC there (and you can claim the membership fee for taxes).

I think on your next one I would look around for a few items that would look like higher finishes.And while you are in a tough area of town, I am somewhat surprised you aren't able to sell it.

Save up reserves knowing you will need to update some big ticket items and just replace as things break. 

I think we are missing some details as to why this is a great deal.

@Monica EvansI would use the points to get a gift card that you would eventually use for personal items.I would pay for business items with cash so you can claim the deduction.

Something ideal for your buyer would be cosmetic, so floors, walls, paint basic items.
