Besides being rented in the summer because it's close to Norris Lake, it was pleasantly surprising to find it rented throughout the year due to no hotels in the closest town.

Hey @Greg Larson I would echo others here in saying that you need to have an agent that intimately knows your target market.

Laundry can run anytime of day at an off site location when speed/check-in time isn't a factor.

.* I would go back in time (sometimes years) to find any duplex sales, apply adjustments for any differences (size, condition, quality, etc), and then determine and apply any appropriate market trend adjustments (run a market trend analysis to see if there was an appreciating/depreciating values in the area of the comp/s, using linear regression or sale price/sf, etc).

Can't go back in time if you buy the house for $40k more than it's worth.Whenever you are buying a property out of state below is a nice little punch list I put together for new investors to go by.
