Implementing this strategy will allow you to be more knowledgeable and therefore able to make quicker decisions and secondly others take notice of the investors who are repeatedly transacting in a specific neighbohrood which leads to more opportunties being brought to you.

I think a lot of the decision about investment strategy - LT appreciation vs cashflow in this case - is as much about the investor's current position as it is about the market.

It's essential to get all the information you can about the squatter: did they ever have a contract with the owner, how long have they been there, how many are there, has anyone told authorities, do they have access to any utilities you'll have to pay for, etc.
