We even have a wildlife contract at our Lake House.

Purchase price: $50,000 Cash invested: $4,000 5 bedroom 2 bath house located next to Western Illinois University - All in for 80k and rents have pushed to 2,100 / mo without any utilities included.

When I click on "90 Days", it shows me the houses that have been on the market for a MAX of 90 days or less.

I currently live in a house that is undervalued and has been neglected by the landlords.

Just a couple notes from my side: I don’t believe you can lend from your IRA to yourself to flip a house since you are a “disqualified” person, or whatever the term is.

There were lots of issues with the house as follows:1) The house was built without a permit2) The house was for the most part sitting on the floor.

They bought one note and of course its NPN to start cant get it performing and having to deal with the servicer and they send me the laundry list of everything they have to do and they quickly realize holly cow this is a ton of work for a small investment with little to no upside by the time they put all those hours into it and risk basically getting some house back half a country away  :)…  So folks jump in but then reality sets in..

My concern with a house is finding the balance between acquisition price and appeal in a beach town. 

Like @Joel Forsythe said, have written proof of his refusal to complete and even print yout emails and texts showing that you continually requested him to finish up.Then get someone else to finish and let him sue you in SC for the balance.
