My brother in law and sister are currently doing a live in flip in Charlotte where the numbers are crazy and I will say from their experience to be ready for anything and have adequate reserves on hand for issues that you need to prioritize for (I.e. in case an appliance goes out, heat/air go out, etc.).Not doing it personally like I said but from what I’ve seen it could for sure be overwhelming living around it so having that discussion with your girl beforehand as if the property needs considerable rehab you could both be relatively comfortable in part of the home if extensive rehab is required.

If I were to put a window AC or two in and a couple wall propane heaters on the walls, would a bank do a conventional loan for a regular buyer on something below $50,000 that doesn’t have central heating and cooling?

Insurance of the two rental properties you'd plan on buying- Utilities and holding costs of the properties if not rented (like around here landlords have to pay water and trash and we have to keep heat and stuff on in winter to prevent pipes freezing and we have to keep AC on to prevent floors warping and such during summer)Those would equal the amount you need to be able to afford.

The fact that they are currently rented means that all major ticket items are in working order, IE heating, plumbing, electric.
