It actually does more harm to your credit score than defaulting.

I asked for coverage with the specs below for my area (recommended by individuals on that forum). 1) Total Value Property Coverage and any potential losses due to tenant-caused harm in the form of "replacement cost."2) Liability Coverage - I have been advised to get 3x net worth.

If a tenant (or roommates) make partial payments before the due date, then no harm has occurred, and it certainly won't affect your ability to evict if full payment isn't made by the due date.  

I believe in forming habits that mold you and make you a more productive, successful, and happier person! 

Inspection found $10K-15K or so in work to make it safe and habitable - water damage, unsafe electrical issues, etc.

If I want to help the homeless I will donate to a charity or volunteer at Habit for Humanity, but I will not alter my business model.If you choose to not rent to illegals based on moral beliefs then that perfectly fine and that is your choice. 

Period.My opinion on her breeding habits will remain my own, but take one guess.
