That said, as @Pat L. mentioned, running stand alone flue pipe through a masonry chimney is not uncommon at all, for the very reasons you're asking.Keep in mind though, you'll likely need a custom cap made to keep out the elements and critters.On another note, if the chimney is "flaking all over the place", is it sound?

I've built a few fences before and durability wise I've always used screws instead of nails,used treated 4x4, and 2x4, make sure 2 bys are standing up and overlapping 4 bys make sure to tell contractor too premix cement before pouring in hole ive seen guys put water in hole then pour dry concrete and procede to try to mix it normaly I go about 2 feet deep hole and they last pretty good did 300 feet 2 years ago still looking good

Why would anyone advise you to refinance and then let the person live there paying rent for 4months, you would end up holding this rehab for close to 7months before you'd be out of it.I think you may need to do your rehab calculations because from where I'm standing your profits are getting slimmer by the minute, 10% from 115,000 is 11,500(realtor fees and buyer closing costs),78k to hardmoney, 5k to banker thats only 20k left over and you havent subtracted rehab costs.What if the appraisal comes in low?

i have 2 bathrooms with fiberglass tub and shower s they are old but but still look ok i want to keep them and just put new doors on them and get this place rentedthe ploblem is when you stand in them they seem to flex and make a slight squeek noise seems kinda flimsey is there and way to bulk them up i was thinking of getting to the undersidethrough the out side acess doors and spraying that foam or something under there to give it some more support ,,, any ideas ?
