Pretty much anywhere in Florida it is extremely difficult to find a good deal on the MLS at the moment.

It is extremely irresponsible for any landlord or PM company in this day and age to not do it. 

SF is extremely high-priced right now, so you'd want to be really diligent on the numbers.

I won thoughand the only reason I did it was that I paid the ladys back tax's she was going to lose it.. and that was 42k... then she went 1000% dark and holed up in her extreme hoarder house.

It is going to be exhausting, nerve wrecking, and extremely uncomfortable for you and your family (especially the living in a small apartment while waiting for the house to be ready).

@Tyler LushbaughYou don't need a real estate license per se if you are going to buy and hold or fix and flip, but it gives you the power to control your own destiny and not be at the mercy of real estate agents who are either too busy or extremely uninformed on how to work with investors.

If you do not have a single member LLC extremely complicated situations may arise.

Extremely hard to find housing on the island. 

It can easily cause extreme overages or far under numbers.
