Is it common to have a 21 day extension for title issues 

The 2 things that come to mind are they were waiting to see if the Fed would be raising rates or they are waiting on my 2018 tax returns (which I will be filing for and extension).

The roof needs extensive repair or possible replacement.My agent had a roof inspection done by a contractor he trusts, but when looking at his Yelp and Google reviews, he doesn’t seem to have any good ones. 

The inspector turned up extensive termite damage to the floor joists.

The property needs some extensive work I plan to do when/if the tenant vacates.

However, they are booked until April 15 and they ask me to request an extension. 

I have extensive underwriting and asset management experience on large commercial deals and am now looking to build a rental portfolio,  likely starting with <10 units. 

Their properties and by extension the tenants who occupy them have a direct impact on all neighboring properties in their community.

If numbers and properties fail to add up for an extensive amount of time maybe find another backyard to play in.But most importantly remember your first property does not have to be perfect.
