Any advice on finding 1031 exchange buyers or sellers?

With that said, I'm still in the process of doing a 1031 exchange, selling my SFR for a fourplex in Los Angeles.Also, if you are still serious about finding a property in Los Angeles, as mentioned by a previous poster, that "ghetto" list is a bit outdated.

I'd say I have a decent understanding of which boroughs are attracting the most attention but I would like to get more granular insights into specific areas and streets that should be honed in on.

Do you have a local mentor that could give you some insight on your property and the local market?

If a partnership does a 1031 exchange into 2 rental homes and then decides to distribute them to the partners can the partners qualify for a 121 each?  

Would be great to connect and exchange some notes and ideas.   

But what @Alina Trigub was referring to was a specific process called a reverse exchange.
