I've had to flat out tell a tenant that if you don't depart on time per the Notice, there will be consequences that neither of you will enjoy - and they include you filing for eviction on the 61st day which will make it difficult for  her to get quality housing and it will hurt her credit.

If I were doing it all over again, or I got displaced to a new location and market and were starting all over, I would find a broker that is killing it in the space I wanted to be in and literally reach out and ask to work with them.That’s my .02, sorry for the long post.. but yeah, do that, be disciplined with your leads and hold yourself accountable and try to get into a space in the real estate world you really enjoy and you should do great.

Personally, as an investor, I thoroughly enjoy running the numbers for myself and teaching others how to do so as well.

If this is your primary residence, go with whichever you enjoy most. 

Try to buy in areas that have great schools, most families, Military included, seek out great schools for their children.Best of luck, and enjoy your time in the Army.
