Landlord wants to sell 4 properties. 3 are Duplex, the other single family.

Common Realtor tactic is throw Stuff against the wall and hope something sticks.

I’m currently trying to find a duplex around my area that I can “househack” and dip my toes in the water of real estate.

For example, you buy the place and the tenant could claim the Seller allowed them to paint the walls black or that their security deposit was twice what the Seller claimed.

It seems to be over the wall AC units, but also in other areas of the condo as well.

But if I put a kitchen, then it becomes a duplex, so I gotta either do it where it is zoned in a duplex or have the city's approval.

Sadly, living in Manhattan and California all my early working years and through my 20's (ridiculous rents and millennial lifestyle...) has left me with little opportunity to save, let alone save anything remotely close enough to a downpayment in areas where studios and 1 bdrms start at well over half a million dollars...This being said, I'm very interested in learning as much as I can about real estate (especially on the smaller scale - such as SFH and perhaps duplexes...).

For example t must have hand rails, and no peeling paint, no holes in the walls, but aside from that, I rarely ever see properties get denied because of condition.
