My point is I doubt her mother would want an eviction filed against her, I need to ask if her mother owns her own home or rents it.

It may be expensive, but not doubt you'd be able to make that back on a refinance.

I understand the power of leverage, never doubted it; but this plan isn’t set out for failure is it? 

We have many doubts, as this would be our first flip, and we are very unsure about the resale value and if it would earn us a profit.We would love advice. 

100% agree- it's a great location- I live and bought my apartment there..I just think it's a difficult place to make big investments in as it doesnt provide a cash flow as strong as what you would get in Union City or Newark...but there are no doubts it has more appreciation potential in the long run

@Jay Hinrichs thanks for the information i had my doubts and was weary about it, i even tried calling the number he provided, and he didn't have a personalized message, it was one of those weird automated messages which doesn't state the company name or anything useful. i would think any lender would want to have some sort of personalized message. i will continue my search for lenders as i have prospective deals in my path currently.

It's even doubtful that the Lender can foreclose.
