Maybe look for MFR that have 3 bedroom unit in it.

My neighbor is 55 , single, and working two jobs to live in her 4 bedrooms 2 bath house. 

The lower unit  looks like the bedroom was an  addition and the building for does not have a backdoor.

What I believe generally happens is that the seller's agent would get double the commission.Even on the selling side, I would use a realtor. 

I would not take that owner financing if possible, I don't know about your market but that interest rate is double a good cap rate in CA and more than most hard money lenders would charge. 

I’d like help double checking my numbers, reviewing the contract for AS -IS purchase, my next steps I.e. escrow or additional documents.

Then I would encourage you to rent out the other units and one of the bedrooms in the unit you live in and start building equity and cash flow.
