The restructuring will have to be done by 2018 in order to take advantage of administrative relief provided by the CRA.

This way we are not sending an email every month telling the tenants to X amount, as that becomes an unnecessary administrative chore. 

Also the current administration is printing mad amounts of money to spend or give away.

Hell Nami, Your investor will request the amount he wants sent to you and the administrator of his IRA will send you the funds, and then any proceeds of his investment will be sent directly to his IRA fund administrator.

Other than the newer series LLC, you could make an entity for rental (nb name the entity the street address so you can keep track), but many find that to be overkill and too much administrative overboard cost.

I will probably talk to my accountant and see if maybe the best strategy is moving my personal properties to my holding company that way I can pay off the debt way faster (Canadian tax manuever, in USA you guys are lucky to have that 1031 exchange which maybe going away under Biden administration)

I would call a reputable tow company because after they tow it they will end up calling the local PD to have the car entered into the Secretary of State database showing the car was towed.
