You can expect 4%-6% equity appreciation gain, especially with current rate and inflation.  

Create a current asset account in short of accounts called: "Due from PMC".

You should also request an estoppel so the tenants can confirm that the info you were given in the lease is still current and correct (you never know if the owner gives you an old lease with old info, and maybe the tenant has actually signed a more current version).

s, first rent of the newly created unit must be equal to the combined rent of the two previous RS units..in addition, newly created unit will still be regulated, NYS senate just passed bill S2980C..Substantial rehab is the only remaining strategy, which is not cost effective in the current market
