While it’s rural, I ve found that it has decent returns in terms of cash flow compared to the DFW area where I currently own 2 properties that are barely cash flowing (newbie mistake).I’m looking to acquire properties thru owner financing around the price ranges of 30-60K that need modest repairs (cosmetic).

After speaking with them, they took it off the market and we entered into a rent-to-purchase agreement.Just months after moving in, in Dec of 2015, my husband had a horrific accident, hit a deer and cartwheeled his SUV "multiple times", requiring a month in ICU, 3 months in a wheelchair, multiple surgeries and months of rehab and a walker; about 9 months out of work originally following the accident which was most of 2016 and about 6 months out of work each in 2017 and 2018 for follow up surgeries.

Replaced nearly all the plumbing and cosmetic updates.

Roof was replaced, but cosmetics were not done, even though they were agreed to.

Look for properties that might be mislisted like 2BR homes that are 1000+ square feet that could be a 3BR or something that is super ugly and needs cosmetic updates but is otherwise in good shape.

I could’ve got away with less of the flashy cosmetics to rent at the current market value.

The plan is to invest $6,000 in cosmetic upgrades and get it rented in 3 months.
