If you mess something up, there's no coverage for it and everybody's butt is on the line - yours and your employing broker - if they are allowing this and especially if they are taking a commission cut on it.

At the very least, as an agent, you can bring to the table an off- market deal (or even a great on-market deal) and perhaps your investor/partner would allow your commission to be part of your carry with additional % based on the performance of the property.

I am not getting it .your both licensed agents.. and you have a listing agreement with the seller correct that dictates your profit or commission on the deal... thinking net listing are illegal in most states..

Their commission is higher than AirBnB and the landlord pays full commission (AirBnB charges both host and guest) but they mostly list hotels and motels so your rental looks very cheap comparing to the competition even though you are charging 3 or 4 times long term rent.

If they were a licensed agent working for commissions then I would consider having them use their own phone as they are technically self employed.
