Typically, a title company is used to:Search title history to uncover any claims or liens on the property, or a potential cloud on the title.Hold onto earnest money or other monies involved if a broker is not doing so.Provide title insurance to protect the new owner (you).Closing, final signatures and ensuring paperwork is in order.If you do not use a title company then you will need to take care of these items yourself, unless you are using a quitclaim deed or warranty deed, I would highly recommend it.

Joe's not wrong . . . the simplest path will be what I described, and Occam favors this for sure.A different path that may well lead to a more dynamic overall success would be to get up into the clouds and figure out what fuels you and what your big "why" is in life and then figure out what dirt work you can do to best pursue that.

Short answer is that a real estate attorney probably needs to review the documents between the current owner and tenant to determine what rights the tenant has and whether the agreement affects the owner's right to freely sell or transfer the property.Depending on what exactly the lease/purchase agreement says, the agreement with the tenant could have conferred certain rights to that tenant and might be a "cloud" on the title.
