When you refinance for a lower rate, you'll need to pay all of your closing fees again (title, escrow, insurance, origination fees, processing fees, etc).

My current APR is 7.15% I'm pushing towards the HELOC because lower cost on closing costs and refi interest rates are the same as my current loan right now. 

Most banks and traditional mortgages "Do not" allow foe the property to be vested or quit claimed into an LLC unless it specifically states it on the closing disclosures.In most cases even on DSCR loans the Bank/Lender still requires you to sing a personal guarantee even if they allow the loan to be vested into the LLC.  

The land would be used as collateral to pay for closing costs etc .

Does anybody know if Florida is an attorney state or can a title company be used to close a wholesale deal?

Every single ticket I've submitted I chose the option to contact me instead of the tentants, but instead they send the tenant a text and an email then close the request because my tenants have no idea how to respond (their emails are super vague and my tenants think they are spam).

I looked at tampa but it's more of a suburban market. miami has over 21 zip codes you can go up to 8 stories in because of the affordable housing issues and it is the only city in Texas and florida in the top 10 most affordable housing needs ranked by city. it's not even close. 

A current goal, would look more like “Save x amount for DP and closing costs for first property.”

I recommend looking into areas near economic bases - close to Nationwide Children’s Hospital, Ohio State Campus, New Albany, etc.

We all want to close that first deal so badly that we will wreck our financials to make it "work."
