Hope I can learn some good information on here.

I guess I’d like to learn more about investing in bigger commercial deals….. what are the requirements?

It's been a big learning curve to find out that properties in better areas are a far wiser choice.

Its certainly hard to cash flow significantly in the current environment (high rates, high values etc) - I tend to think though that just "doing" a first deal even if it doesn't make too much is valuable versus getting stuck in analysis paralysis - the learning from the experience of actual doing it generally is 10X + even a ton of courses, info, spreadsheets etc

I live in Ca, but I’m looking to learn all about Washington state (Seattle) markets. 

I look forward to learning and growing with all the other newbs out there.Best =)

Also learning from history there's no seasonality factor except when there's Ironman, the price tripled.
