In LA, surprisingly, duplexes are often priced comparable to the house two blocks away when they you're getting two homes.

Tenants can form unions and can simply block access.

There are some pockets either side of South Grand, but it's more block to block outside of TG South/southeast.

Within a couple blocks, you can go from the lowest priced lots to $500k+ vacant lots. 

How much you make cash flow per rental depends, but I target $400/mo (wishful), will run with anything over $250/mo, and will accept $100/mo if there are added benefits (say being next to other properties so I can begin to control a block).

This neighborhood is extremely desirable and the property is located 3 blocks from a large, useable beach park along Tampa Bay.This will be my first rental.

My girlfriend and I are currently looking to purchase a 3 to 4 unit under $300k and am wondering what kind of road blocks we’ll be heading into finance-wise.

I live about 12 blocks from this house (4 blocks east of Holton).

Fences make good neighbors. 6 foot (or 8 foot if allowed) privacy fence blocking off the problem neighbor(s). 

It has a 1br 1ba home on it and a 4000+ SF concrete block barn built back in 1992 I’m told.
