The current steps I'm taking towards this goal is that I've went on the county assessor's page and located 50 absentee owners and am currently in the process of sending out direct mail letters to them.

I've sent out approximately 300 letters and I've gotten three strong leads that I am pretty sure I am going to be able to buy or wholesale this summer.

I recommend Tony Fransen, Property Manager at Block Street Management in Fayetteville. 

I have another duplex in San Angelo TX and just received a letter, they value the property an increase of$70,000 more.

.- writing a personal letter to the seller highlighting your personal story, interest in the property, love of the neighborhood, etc... to my knowledge, this has not been proven to be effective.Best of luck to you on the offer!

I would suggest getting approved for the refinance first before you attempt this purchase method so that you don't have an issue with the financing, especially if you consider getting a hard money loan, the private lender will want to see your pre-approval letter so they know you will not get stuck. 

Just be aware that your offer needs a proof of funds letter from the bank.

@Sara Walters So for a DSCR loan you can be pre-approved and can receive a pre-approval letter.
