We buy new ceiling paint, gloss white trim paint and semi gloss white we use in bathrooms.

The pictures come out pretty good, especially taking pictures of the small bathroom.  

I'm currently taking care of some repairs and starting to think of what needs to happen to make this place "rent ready" by next summer.I have to remodel the bathroom and the kitchen for various reasons.

Bathrooms cost me about $1800 each, including the vanities.. $1000 or so on flooring (most of the tile I buy is well under $1 per sq/ft but despite the low price it's really nice tile.

@James Canoy besides the stuff mentioned, we did about 40% of the floors, tons and tons of paint, some trim work, gutted and redid one bathroom and kitchen, replaced all the appliances, two water heaters, built a small shed for an oil tank, some capping on the roof, just a few spots for wall repairs, poured a walkway, and redid a lot of the plumbing lines (lots of leaks).

If you plan to purchase a single piece replacement tub/shower make sure you can get it into the bathroom.

Everything is functional but the bathrooms, kitchen, doors, closets are outdated. 

I like to have a main hall accessible bathroom with a tub, all others converted to showers if remodeling.
