I have been striking out in underwriting with 30 yr fixed rates, the math just isn't working out for me to make any cash flow and the debt service monthly expense is wiping out any NOI and thus my yield. 

What is the average/normal financial incentive given to realtors that provide you leads of distressed sellers that are willing to sell RE at a discount?

Seems like an unecessary added expense, particularly as single member LLC's.

If this is the case, most lenders would average the two when calculating your income.

BTW, you get what you pay for - the cheaper ones are robotic/scripted while the good ones (more expensive) have presence, personality and situational awareness -  which helps with appointment setting. 

I’m also not sure if I can deduct the remodel expenses from my taxes w/o the 1099.

They settled because they were going to lose, so why keep paying expensive legal fees?
