I haven't talked to any lenders yet, but I have an appointment setup to start those discussions next week. 

Assuming i get call backs i will then set up appointments to meet with the home owners.. so after the appointment i will go home crunch the numbers and make an offer.. assuming the owner agrees on the phone what will be the next step..I will not be offering cash and my options are FHA loan, wholesale, owner finance, and subject to... my question is what form do i send them for which ones????

Since then, I've read:"The ABC's of real Estate Investing" by Ken McElroy"Real Estate Advantages" by Sharon Lechter and Garrett SuttonI'm currently reading "The Wall Street Journal - Complete Real-Estate Investing Guide Book" by David CrookI found a local Real Estate Investing Association that I will join after attending a few meetings first.I found that the more I learn, the more I realize I don't know.

I called one of the big guys (JES Foundations) in the area and have an appointment Thursday but I would like to get additional estimates. 

Thank you @Elizabeth Colegrove You are probably right, I should try to get a good price on the property I mentioned before.I actually have an appointment at my bank to discuss mortgage possibilities and after that I will call the owner and give him an offer.

Already his realtor is trying to set up an appointment to come see the property this Sunday.  

The more serious minded want to see the place right away and set an appointment.  

My area had a digital appointment scheduler that will give Realtors the combo when they sign up for an appointment.
