You are right on the money with Collingswood area, the demand for rentals is extremely high in Camden County in general.

Absolutely, but when animals are getting in from beyond the walls that's not really a tenant's responsibility. 

Prices are high and high demand, so even the ugly ones now sell for amazingly high prices. 

There are several duplexes though, and rentals seem to be in high demand.

Your only big issue is timing… pools are now taking 6 months to a year to be completed due to demand.
