I'm asking so I know and can be prepared with how to handle and be a step ahead... 

I haven't had too much experience with this subject as of now, but I'll definitely keep you in the loop with things that I've learned through this experience.But, I do have to go ahead share with you something I learned right off the bat purchasing this duplex..NEVER assume someone knows what they're doing just because it's their profession or because they get paid to do it.

I did not accept the counter-offer, and rather scheduled a second visit.

It's awesome to hear how you didn't let anything hold you back and went ahead and became a real estate investor.

By all means don't pay ahead of the work.

If you visited that courthouse and went to the property tax assessor's or collector's office, they could describe in detail exactly how you can go about bidding on tax certificates. 

If somebody says something you agree with or you think was a good comment that added some value go ahead and give them a vote.

If they request assistance, then OK go ahead & offer some, otherwise butt out!

I have family in okc ... i am up by ks, but would make it a couple day visit to come to the meetings.....
