Prior to Covid I had a lot of luck renegotiating purchase prices based on problems in the inspection.

I'm looking at purchasing a small multifamily (2plex, 3plex or 4plex) as an owner occupied using a VA loan.

You should have installed a new one when you purchased the property.

I'm no tax advisor by any stretch, but I believe there's significant financial criteria to meet such as like 50% of the purchase value needs to be added as improvements to the property. 

Mortgages generally aren’t available to U.S. buyers in foreign countries at all and very few US banks lend for purchases abroad.

@Jake Berlin- thanks ...I would recommend getting a loan approval  started  using a hypotehtical purchase price and loan amt ...This will allow you to get  organized/ educated and  prepared  and many of your questions will be  answered - good luck

@Yongming Huang again the buyer IS paying both commissions, in the financing of the purchase.

It will be just over 90 days from signed purchase and sales agreement to closing date. 

I'm a newbie, so this question may have been asked and answered multiple times.Has anyone used their VA home loan benefit to purchase a 2nd property, move into this 2nd property as their "primary" residence and rent out the 1st?

On top of the 'commonly used' investor filters like 2+ years back taxes, recently inherited, etc- I loved some additional possible/ unique filters like number of structures on a parcel, min/max land sq ft, initial purchase price, and ability to narrow down to very specific areas on a map.
