You cannot charge a person for the criminal act of another unless they were an invitee or guest. 

And it seems like tenants know the difference between landlord-tenant disputes while they're still a tenant vs. criminal acts against a former landlord.I haven't personally experienced what you're going to deal with, so I can't speak first hand to that.  

How do you know these extra people aren't criminals?

Many posts assume the tenants are criminals.

Also someone who tries to "talk" you into accepting them with visions of "hey, I've got the security deposit and first months rent right here" so you can skip the credit/criminal/income/previous rental history (that's often the last rent you'll ever see from them) .  

I was wondering, can you put a clause in your lease that says if the landlord even suspects criminal activity with or without proof, the tenant could be found in breach of the lease and evicted.

Sometimes I will run a full credit/criminal/history screening and sometimes I won't knowing that I already have a very qualified tenant on the hook should things go bad.

@Rhiannon Then Definitely run a full credit, criminal, eviction check on her and any adult over 18 that will be living there.

The effort is usually more than they wish to put into operating a business.I personally detest tenants that steal my money and behave in a criminal manner.
