You have no idea how many people I know just blindly "invest" in a 529 plan for their children's education.

Again I refer back former cash only example and had I started in my 20's without being married or having children, then I would have been well on my way with a cash only real estate endeavor.  

On the other hand, if the end buyer has children that are in or starting elementary, they could walk across the street to get to and from school.
