It's really only relied upon in new construction and even then I would place more value on a discounted cash flow with assumptions for time to stabilize to market occupancy.

BUT for maintenance fees: They hold $500 (from the owner) for any repairs and maintenance, and that will be refilled to that $500 - which is pulled out of the tenant's rent the following rent payment.

I am happy to sell the homes for reasonable amounts, and would always prefer to sell to the tenant if they can / want to buy it on a payment plan.
