I figure for the first year, this property would gross at least $50k-60k annually.

I know many out of country investors that pay cash in the Cleveland markets for years,  Yes a lot of people buying cash but also plenty that are using financing in this market with DSCR financing.

I'm comparing this to investing in an ETF fund, which in the long term averages out to 10% returns per year. 25% down plus all all the closing costs and various expenses could be more than 200K.
