I see the advantage being in a wide array of different people available to complete the job, different bids, investor friendly contractors, etc!

Seems to be fairly straightforward and allows for both debt and equity stakes, with wide strategies (private/public commercial, fix and flips, residential, etc).

"High risk" in investing, means "a wide range of possible returns". 

If you cash flow in a wide range of prices, you can always set at what you think might be a little low and see what the market tells you. 

Leverage, although widely misunderstood, is the safe side.

It is just so that you enter the investment with eyes WIDE open and with full knowledge that the learning curve is standing straight and tall.If you have not already heard of @Dave Van Horn, I strongly suggest that you search for his blog on BP and binge out.
