I figure this is a good way to get my feet wet while I gain experience.

Was considering being an agent part time while I held my current job just while I learned and got my feet wet.

This way you get your feet wet utilizing all of your partners, and at the same time, you'll start networking and your business will progress naturally as opportunities to wholesale, flip, hold, etc arise.  

If you simply want to learn more for personal knowledge, then I would just take some classes as an elective and get your feet wet by doing actual deals.

The foundation got wet, the owner did nothing and eventually the wall fell out and the building was demoed.

But that could be another year or two.I can also just effectively forget about the deal, and start off investing in other rental homes around the area, getting my feet wet and getting me some positive cash flow.

My personal experience (all LTR) I bought my first property... a few months later bought a 2nd after getting my feet wet.

In newer duplexes in my area, they tend to build them with a single wet wall (where all the plumbing runs) that is also the firewall between units.
