So Im assuming even contacting the 1st is a waste of time, as they can get full payoff at FC sale, and its the 2nd (Mr Cooper/Fannie) that is needed to be shorted as they show the value $200k less than what they are owed.Any suggestions on how to do this is appreciated, really just need the 2nd to take a short.

You can invest in class D areas that on paper will show a high IRR of 20% but I would not touch it with a ten foot pole, but in same breath I would consider a 10% IRR where there is no leverage and low investment to value.

Unfortunately, with our financial situation (we are essentially broke and need money like now for medicine, food, etc), hence us being so eager to sell, even for below market value… so turning it back into an AirBnB wouldn’t work for us.We wish this sale hadn’t fallen through.
