There are many strategies to investing in real estate, and I won't say any one is better than another, but I think you get what you pay for and no one wakes up in the morning wanting to be a slumlord.

My question is, is there anything more I need to do to (i.e. issue a formal written notice of lease violation) in order to prepare for the possibility of keeping a portion of their security deposit to pay for eliminating the odor?

We could use the RV/septic to build my dad a little house to get him closer to us & rent the other house out to pay for as AirBNB or leased.
