I replaced the flooring, appliances, plumbing fixtures, lighting, re-textured the walls and ceilings and repainted.

Fresh paint everywhere including ceilings, replace any bad flooring, ensure everything is clean and fresh looking.

However, after this lease is up we are deciding whether or not to put new floors in as the carpet is getting worn down.

House was trashed but good location and decent floor plan.

My initial inclination is to calculate a price using the $220/sf for the top two floors, and a discounted price /sf for the unfinished basement.

Also found out that there were roof deterioration, brick damage on the outside of the home and tile floor damage in a bathroom.

So now here I am 3 contractors later and no tenant in this property and don't know when I'll be done because his floor job sucks and every estimate I get is more than i want to put into this place.

No more moving vans,  no more storage, No more auctions, no more unknowns or delays.What happens next is that the bill and the amendments have to pass the Senate floor.
