Do you have a net sheet for investors with rents, income, and costs?

The prospect primary job is in apartment property management, but that job doesn't cover our 3.5x income requirement, the prospect has picked up 2 additional jobs that were really recent like this month and last month and one of them is the one I'm currently talking here about.

Rents pretty much always go up here, with the exception of the last to years where they've been flat and even softening in some cases.

It could very possibly cost more to make reno than to just knock-down and build new.

Really it's burnout as humans aren't designed to work graveyard shifts (look it up!)

Most likely, this will be deductible as "start-up costs" once you actually start your business.

You can pursue a quiet title post closing to clear this up and add value.
