I'd argue that that particular real estate agent probably calls Brandon first, before any of his/her other clients to give him a chance at the hot lead before telling anyone else about it.

Also, incase of a market decline i would base ArV on the more conservative side at 115.

@Jay Hinrichs, @Frank Wolter, and any one else who can answer this side question...If you have Buy an Hold rentals and say you want to pay them off, (I guess one by one?)

I know Utah is a HOT market, the crazy thing on all those offers we got the feedback that it was fix, flip, and hold rentals.

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.
