What usually happened when I did this was there would be this pause, as if they're in shock you're willing to help as opposed to fight them on it.Then, if it's reasonable, go ahead and do it. 

nice move on the EM... but in much of the US little EM are common place its only us CA investors that are shocked by them. 

When John and I arrive at the court house and enter the court room, I was shocked to see how crowded the court room was.

I’m just absolutely shocked at how little tenants are capable of doing.

Gets them off their backsides in a hurry, if they really want it.It was amazing to me how often I'd get someone looking at an apartment, they'd take the application with them, then come back in a week and say they want it and looked completely shocked when I told them it was already rented.  

Over a couple of increases you can get it back up to about where you need it to be without the shock of a single massive increase.
