I couldn't sell it in time. after moving into the apartment and having this rented out we should only be paying 38$-100$ each month in "rent/mortgage". that's our goal. so that we can save money quickly pay off debts and eventually move out of the duplex and continue to buy more rentals. once we move out that house will be very cash flow positive and we will be selling said single family house unless we have a very good tenant but even then it's to be sold within 3 years or ill have to pay capital gains taxes thanks all!!

The reason I asked for resources where could I learn how to position myself between both persons is because most likely such activity needs a lot of knowledge, a lot to be said (tens or even 100+ pages in the book) and I doubt i can get needed information within reply.

Great neighborhood, that’s where I live but not ideal for REI..Most apts are Coops the majority of boards won’t allow you to rent and if they do there will be restrictions..SFHs, Multis or Condos prices are very high, it will be difficult for positive cash flow every month..

on our MLS we have something called bumpable.. seller can bump you if there are any contingencies.. and move the other into first position..
