I would recommend finding the remaining life for the big items (roof, hvac, etc) and breaking out the cost needed to replace/repair.

The renter has already replaced one of the toilets without our permission, we were not happy about that one, the toilet wasn’t broke, it took a minute to flush but it wasn’t broke.

The most common scenario if you don't remedy the situation is that you would have to replace that portion of the roof sooner and that some of the roof decking will have dry rotted from the condensation forming on the underside over time.
