I understand that virtually every house has a number that makes it an amazing deal so I need help with recognizing a good deal when one is staring me in the face.Specifically, I need help understanding the terms/phrases used on the BRRRR calculator results page to know what needs tweaking on the previous pages to get my desired results.

I recognize that it is ultimately on me to do my due diligence and vet the deal as well as the flipper and his team. 

@Justin Westmoreland, yes, a cash buyer who knows how to RETAIL it once they've put the $25k extra into it may well do the deal, even though as @Jason DiClemente mentioned, their costs would be more like $45k rather than $25k, meaning they'd likely have to settle for a $55k pre-tax profit rather than $75k.But still, I'd be nervous if I didn't ALREADY have a list of genuine Buyers who I could ask directly, rather than just theorize.So are you saying that YOU can get it under contract for significantly LESS than $325k, seeing as you intend to just wholesale it to such a cash Buyer?

I have to check the cost of these but I will then genuinely move into it so my cash flow isn't as poor as it would be to share a SFR.Thank you for the info. 

After closing, a lot can happen and the VA recognizes that.

@Joshua Rodriguez sounds like you have a solid background to recognize success in Real Estate!

Anyway the problem I have is I got a recommendation on a turn key provider from this person and I am not sure if this is just some one shilling on the company's name of if it is  a genuine recommendation.

Then when an exceptional deal comes along, you'll recognize it and you'll know why it's a good deal.

I am very intrigued by the BRRRR strategy and have recognized there are many distinctions between what is and is not possible in Canada compared to the US.

In the past Iv'e made decisions that weren't genuine to who I am, and found that it never pays, gotta stick to your gut.
