I've since shifted my focus further south along I-5 (primarily the rapidly gentrifying Renton area).

I know of several areas across my state that are growing rapidly on the residential side and little houses like this are now surrounded by large upscale neighborhoods...some better then this house in the pic but still pretty bad...I obviously have no experience flipping...but I've wholesaled 2 properties...that where pretty turnkey though...I've got a person who said they would sell a house like this to me..."

I originally posted the rental rate around $1650 but ended up dropping in $50 increments until I reached $1500. 

I saved enough through my job to finance a few rental properties that offered a decent amount of cash flow, but I soon realized that my incremental approach would not lead my financial freedom in the desired time frame.

MLS deals in the area are limited as the market is hotting up rapidly.

This excludes and prevents houses bought for a rapid resale from utilizing a 1031 exchange.In simple terms, a quick buy-and-sell will often fail under IRS scrutiny.

New Haven is a very different investment location than Hudson County (in my opinion)--obviously much less driven by the proximity to NYC, and (in most areas) less of an expectation of rapid appreciation than here.There are a couple meetup groups in the area--there's one in Hudson County that I host with another BP member that you're welcome to attend.
