Hello fellow Pocketiers, I have a quick question related to commercial loan.Normally bank would ask 30% down-payment on loan.

It's very common.The risk is that the buyer backs out of the deal later when it's taking too long to finish or they don't like the customizations.

A fellow investor told me the best way to get a quick estimate for Reno costs was to look at the 'Permit Value' of comparable renovations. 

Once I'm able to quickly generate a list it should be relatively easy for me to go to my preferred vendor and figure out exactly how much I'm spending in material but also how much I'm spending in each room of the house.

What I bring to the table:- Stable income/employment history- Handy and technically minded- Great with excel and programming, should translate well to custom analysis tools and automation- Commitment and discipline to spend the next decade grinding and doing whatever (legally and ethically) it takes to be successful.Thank you for taking the time to read this, and thank you to everyone involved with bigger pockets for facilitating this community.  

I know that she is looking to sell quickly and easily so that she can move into an already purchased downsize property. 

I browsed quickly and It seem that the taxes abide by that state that the LLC is registered but not 100% sure.
