I plan to write letters and maybe even hire a Private Investigator in Van BC area. 

Need a basic tenant application website and only after a preliminary check I would want them to pay for a detailed background checks.

Whether that takes the shape of developing/subdividing land for residential or industrial purposes, doing some new build projects (say, a development of a dozen new construction SFRs to sell off), or repurposing an old mall or warehouse (or whatever) remains to be seen... but I am currently in investigation mode and the wheels are spinning on the topic for sure!

My market has strong appreciation but properties don't cashflow...unless you find deals off-market and below market price, which is what I've accomplished.I assume you're investigating properties on the MLS for sale.

I got my preliminary closing disclosure from my lender yesterday so I thought it was all good to wire.

He said a neighbor reported us and they had to investigate.

Plus there were value add opportunities I would not have known if I did not investigate and trust my gut that this might be an amazing opportunity.
