If the house has positive cash flow, you're not the one paying making the mortgage payments.

There is a lot of hard work involved in building up assets and cash wealth plus also great credit that can be used to position you to be able to make investments with OPM (other people's money) i,e. banks, and other lenders like private and hard money lenders.

The best piece of advice would be to just jump in and take action; books and articles provide great ways to learn but ultimately hands on experience always works best so just start doing some wholesale deals
