Huge decisions to make, and being too conservative will hurt you, and taking on too much risk with a newer family can do the same.

This plus the fact that the building is in a rather poor state leads me to believe that the revenue from the HOA fees and coined operated laundry machines may be going in someone's pocket rather than in maintaining the building.

I feel like there's somebody out there that must be going through the same wonderful decision.

Speculation may tip the balance for me, but the actual decisions are made with the actual numbers at hand, not speculation.

We made the decision to not purchase the home during our due diligence period.

I would imagine that in rural area 2+ BD's are what is in demand and buying a bunch of 1 BD or studios may prove problematic.Hope this helps and best of luck making the best decision for your goals!
